The Sixth Step
It’s Time for the Closing!
You probably thought this day would never get here.
To
ensure a smooth closing please go over this list. You will need
these items at closing or prior to.
1. All
funds due at closing must be in the form of a cashier check, certified
check, or wire transfer. Absolutely no personal checks
2. If a Power of Attorney is to be used it must be approved by the title company before the day of closing.
3. If
you are an out of state seller the title company will need to know,
prior to closing, how you want to deal with the Colorado 2 % sales tax.
Applying only to properties valued at $100,000 or more. Contact
your accountant for advice on this matter. The title company can
provide you with forms and information on this subject.
4. In
Summit County the situation sometimes occurs where the buyer or seller
lives out of the area and cannot make it here for the closing.
The title companies we use here are very helpful in dealing with mail
out closings where they will overnight the closing papers for you to
fill out and have you overnight the papers back. Please let us
know in advance if this is something you will need to do.
